Steps you should take to obtain a Building Permit

The following is to inform the building permit applicant of the City of Chillicothe's procedures for obtaining a building permit. If you have any questions regarding the permitting procedure, please contact the Codes Department.

For Commercial and Industrial Building

  1. Four complete sets of architectural/structural plans including a detailed site plan including distance to lot lines, established street grades and proposed finished floor, floor plan, elevation, foundation plan, structural and framing plan, electrical, plumbing, mechanical and fire resistance rated assembly specifications details and specifications with a registered architect's or engineer's seal affixed shall be submitted for plan review.
  2. A completed Electrical service application form from Matt Hopper at Chillicothe Municipal Utilities at 660-646-0934.

A cover sheet stating these prints Project NO._____ Rev.___ Date____ have been designed for:

  • 2015 International Building code
  • 2015 International Plumbing code
  • 2006 International Mechanical code
  • 2014 National Electric code
  • All local zoning codes and ordinances

Other design information required on the cover sheet:

  • Soil bearing capacity ____
  • Maximum design live load Wind and Snow___
  • Seismic hazard exposure group___
  • Construction Type___
  • Use group___
  • Fire Rating___

Structural sheets must be signed and sealed.

Plumbing sheets must be signed and sealed.

Mechanical sheets must be signed and sealed.

Electrical sheets must be signed and sealed.

Storm water Drainage sheets signed and sealed.

Separate fire alarm drawings signed and sealed.

Fire sprinkler drawings with calculation, current flow tests and material/equipment specifications.

Upon arrival of the building permit application, a utility investigation will be conducted with the electrical and plumbing departments of CMU (646-0934). Also at this time, construction documents will be reviewed. The city reserves the right to send drawing to an outside firm for review. If all requirements and the investigation have been completed, a building permit will be issued.

For One and Two Family Residential Buildings
  1. A completed site plan with related dimensions on property lines, existing easements, location of existing buildings, and proposed buildings.
  2. A set of construction plans with a floor plan, foundation plan, and framing plan.
  3. A completed Electrical service application form from Matt Hopper at Chillicothe Municipal Utilities at 660-646-0934.
  4. All plans and work must meet: International Residential codes.
    1. 2015 International Residential code
    2. 2014 National Electric code
    3. All local zoning codes and ordinances

NOTE: Homeowners doing their own work are not required to be licensed, but still must meet all applicable codes and ordinances and shall have all inspections completed.
